Abstract Text | The present thesis aims at uncovering the determinants of time on market (TOM) for the Swiss home ownership market. More particularly, advertisement times for homes listed on homegate.ch, a leading digital real estate marketplace, are being studied. For this purpose, a two-stage regression approach is adapted, where a spatial hedonic model is estimated in the first and a TOM model in the second stage. Among other findings, results of this study suggest that TOM is significantly related to overpricing. On average, listing a home 10% above the market-adjusted listing price prolongs TOM by 2.1 days. |
